Land Development Team

Position Summary

Serves as liaison between land development team and outside engineers. Responsible for reviewing all plans with assigned Project Manager. Oversee and assist with quantity take offs, budget preparation and value engineering. Take the lead on obtaining all permits necessary to construct and plat all projects with assistance from Project Managers and Plat Coordinator. This is a full-time salaried position with the expectation to visit job sites but to be in the office about 2/3 of the time.

Essential Duties and Responsibilities

  • Evaluate initial site conditions with Acquisitions Team
  • Provide input to Development Team on project feasibility from engineering perspective
  • Engage Engineering Companies to provide full civil plans
  • Perform quantity take-offs on all plans and assist Project Managers in reviewing invoices
  • Work with outside engineers to obtain all necessary permits, approvals and licenses to complete projects, both pre development and post development
  • Provide subcontractors with bid sets, obtain quotes and assists with selection of subcontractors
  • Participates in value engineering with Project Manager, engineer and subcontractors during the design process to reduce improvement costs without sacrificing quality

Required Qualifications (Knowledge, Skills, and Abilities)

  • Bachelor’s degree in civil engineering, construction management, similar program or combination of equivalent education and experience
  • Professional Engineering license preferred
  • Minimum 5 years of proven experience in civil engineering, land development, real estate development or similar role
  • Strong knowledge of land use and environmental regulations and zoning codes
  • Intermediate to advanced skills of computer literacy, spreadsheet creation and analysis, AutoCAD and other engineering software specifically with regard to evaluating plans
  • Ability to communicate effectively and concisely, both verbally and in writing
  • Strong analytical, problem-solving and negotiation skills
  • Must exercise initiative and achieve objectives with minimal supervision
  • Ability to effectively solve problems while maintaining positive team relations
