Land Development Team
Position Summary
Coordinates and drives the entire process of transforming raw land into viable real estate assets from initial site selection through approvals, permits, construction and final platting. Works closely with production and finance team to keep projects on schedule and budget. Responsible for pulling in various support staff to work together with engineers, governmental agencies and builders to get lots platted and delivered to customers. This is a full-time salaried position and comes with a vehicle, phone and laptop computer or pad. Intended to be out in the field about half the time.
Essential Duties and Responsibilities
The essential functions include, but are not limited to, the following:
Acquisition / Feasibility / Entitlement
- Evaluates initial site conditions with Acquisitions Team (AT)
- Gathers, orders and/or reviews all due diligence materials with assistance from AT
- Manages the entitlement process including obtaining necessary permits, approvals and licenses
- Investigates zoning regulations, environmental factors, infrastructure requirements and other relevant aspects
- Provides subcontractors with bid sets, obtains quotes and assists with selection of subcontractors
- Participates in value engineering with engineer and subcontractors during the design process to reduce improvement costs without sacrificing quality
- Occasionally attends public hearings, community meetings and other forums to address concerns and secure project approvals
Project Management
- Develops and implements project timelines, budgets and resource allocation plans
- Coordinates development plans with external partners including architects, engineers and subcontractors to deliver completed, ready-to-build home sites
- Assists the Construction Team with onsite inspections to ensure compliance with the design specifications, quality standards and deadlines
- Negotiates utility extension agreements with other in-house staff
- Handles NPDES and SWPPP management and compliance on developments
- Constantly updates budget and schedule
- Reviews and approves job cost invoices weekly
- Communicates regularly with builder customers regarding job progress
- Serves as primary contact to resolve onsite issues
- Implements safety protocols and ensures compliance with health and safety regulations
- Fosters positive relationships with internal and external stakeholders, including local communities and governmental agencies
- Monitors project until final closeout, working closely with other staff to obtain a final plat, and serves as liaison for completion of all amenities, entrances and turnovers
Required Qualifications (Knowledge, Skills, and Abilities)
- Bachelor’s degree in business administration, civil engineering, construction management, accounting, finance or similar program or combination of equivalent education and experience
- Minimum 3 years of proven experience in land development, real estate development or similar role
- Strong knowledge of land use and environmental regulations and zoning codes
- Intermediate to advanced skills of computer literacy, including word-processing, spreadsheet analysis, project scheduling and data management software
- Ability to communicate effectively and concisely, both verbally and in writing
- Strong analytical, problem-solving and negotiation skills
- Must exercise initiative and achieve objectives with minimal supervision
- Ability to handle and resolve conflict
- Ability to build and motivate highly effective teams
- Ability to effectively solve problems while maintaining positive team relations
- Valid Driver’s License and good driving record and auto insurance
