Mark III Properties was founded in 1974 in Spartanburg, South Carolina by John Beeson and two other partners (hence the Three partners “making their Mark”). In the early days, John used his engineering background to tackle industrial, retail, and residential development. For the last 15 years, however, the company has focused solely on single and multi-family residential development. Today, John’s son, Jay Beeson, and daughter, Laura Beeson Henthorn, run the business as President and Vice President respectively. John continues to come to the office most days serving as a land acquisition consultant and sharing his guidance and experience whenever it is needed.
Throughout our history, we have remained true to the values and beliefs we hold dear: treat people right (employees and partners), and be good stewards of the land. As our company grows, we have set goals to constantly raise the bar for the level of service we provide to our builders, to always respect our subcontractors and external partners, and to make sure our employees love their jobs. We care about Upstate South Carolina, the land, and our neighbors, and we are determined to keep this place a wonderful area to call home.

International Partnership
In 2018, Mark III Properties took on a majority equity partner Sumitomo Forestry Co., Ltd., a global forestry, manufacturing, and building-materials distribution company based in Japan. Sumitomo Forestry has invested in several housing and construction-related businesses in the U.S., but Mark III is their only pure land-development partner. The company shares Mark III Properties’ values of integrity, sustainability, quality service, and good land management. Somewhat unique to other Sumitomo investments, the Executive Team of Mark III, Jay and Laura, retain a significant amount of ownership in the business making it even more important to operate the company with the highest standards.
